Perfect Framing: How to Sell a Home Through Good Photography

Selling a home can be a difficult task even at the best of times. Changing markets, buyer habits and even political turmoil can impact the success of a home sale. Which is why harming your own chances, for whatever reason, is something which should always be avoided wherever possible. Which includes taking poor pictures.

If you can’t make a space look good in pictures where they will be the first point of viewing for potential buyers, then you already falling at the first hurdle.

As such, keep the following in mind when it comes to take the perfect photographs in order to sell your home.

Make Sure There’s Natural Lighting

Good lighting is the secret to good pictures. But, unless you’re a professional photographer it won’t always be obvious how to use or manipulate the lighting to your advantage. A good rule of thumb, however, is to take advantage of natural lighting where possible. Natural light will help your images to look warmer, give the house a nice glow and gives a nice crisp appearance to everything.

Take MULTIPLE Photos

What may look good in the moment can turn into a poor shot on the computer. So, it’s important to take lots of photos with different angles, focal points and even lighting to give yourself a high level of choice.

Make sure you have an heir and a spare, as the royal advisors of old would say. That way if your initial photographs don’t turn out to be as good as you hoped there is wiggle room, without having to go back and take more photos. As, that would be both an inconvenience and a bigger waste of your time.

Accessorise the Space

This may seem a little show-y, but it can definitely help sell your home.

For example, if you make sure that you showcase your stylish kitchen accessories and put a few designer bar stools in the focal point of the photograph then that will draw the eye. Which makes some lack of space and perhaps even poor overall quality somewhat less noticeable.

The better accessorised a space, the more intriguing and interesting it will likely be for potential buyers. So, you may get better footfall through the house for viewing at the very least!

Get Better Angles

The angles which you take pictures from can really make or break the quality. So, remember that you should always be trying to put the room’s best face forward. Take a few photos from different points in the room – you might not use them all, but again it gives you an element of choice when it comes to posting the property online.

Try going down on one knee for a lower angle or elevating yourself for a higher one, depending on room size. In both cases, the changed perspectives can help to make the space seem much bigger than it actually is. And if you want to cut something out – such as an ugly carpet – this can be the easiest way to do so without missing out the image completely.

Edit the Cracks

Cracks, nail holes and other unseemly bits that come with a house well-lived in can stand out like a sore thumb on photographs. This is, after all, the first thing people will see when considering your house – so, they will be looking for even the smallest of flaws.

A quick trip into Photoshop can fix these issues, even if you’re no expert with the software. Brushing over cracks, holes, etc., is fairly simple and shouldn’t take you more than a few minutes in each case (depending on the severity of damage).

And, of course, if you feel editing the photos is a little dishonest, then you can always simply avoid these unsightly features through good angle work.

Have you considered drones?

Drone Aerial photography will increase the saleability of your residential property.  Houses and apartments that may look plain at ground level can be invigorated using aerial shots.

Often Google’s aerial maps and Google Earth’s aerial views via satellite are out of date and do not reflect the true picture. Aerial photography can be taken from ground level to 400ft to show a current and accurate layout.

Using drone quadcopters has now made Aerial photography for estate agents affordable. Clients are now asking for aerial photos of their house and are prepared to pay to gain an advantage when selling their homes.

In Conclusion

Real estate photography is a lot more important than many realtors give it credit for. Good photographs really can make a world of difference. So, it’s important to take this stage in the process just as important as any other. After all, the right picture could lead your perfect buyer through the door!
