The growth of online estate agents is not just down to the fact that they save vendors and landlords many thousands of pounds when compared with traditional high street estate agents.
Selling your house online through a digital-only agent is a largely satisfying experience, according to the majority of online estate agents’ reviews.
So, what is an online estate agent?
An online estate agent work in a similar way to traditional estate agents but they operate entirely online.
Usually, the online agents will serve multiple locations from just one main office which deals with all enquiries. Online agents tend to charge a lot less than high-street agents and usually upfront.
How do online estate agents work?
The services offered by online estate agents are similar to those offered by high-street agents, but often in a more stripped-back form.
They will usually have a base package and add-ons.
The base package usually includes the online advertising of your property and a board outside the house. In many cases, the homeowner will have to take the pictures or deal with the viewings.
You can purchase add-ons. For example, many online estate agents now offer the option of valuing and marketing your home and arranging property viewings. Many can also negotiate and accept offers on your behalf, and liaise with your conveyancer, other estate agents and buyers until the sale is complete.
These services usually incur a higher fee than the basic package. Fees are typically paid upfront and in some cases are non-refundable regardless if you sell or let your property.
Online vs high street estate agents: how do they differ?
The key difference between online agents and regular high-street estate agents is that online agents charge a fixed fee to sell or let your home whereas high-street estate agents usually charge you a percentage of your property’s selling or letting price.

In Summary
More than 5% of the 1.3 million residential property sales that completed in 2015/16 were sold through online agents, with homeowners paying from less than £300 to over £1000. This compares very well with traditional bricks-and-mortar estate agents, which typically charge 2-3% of the sale fee plus VAT.
Unlike traditional estate agents, however, the best deals are often reserved for sellers who are prepared to pay upfront.
It should also be remembered that many online estate agents base their charges on the services on offer. When you are embarking on a private house sale, it is advisable to ensure your online estate agent provides the following…
